Property Description

This wonderful, exceptionally well-maintained property sits in a picturesque valley just 5km south-west of the pretty, postcard town of Monchique. The location is known as a nature paradise, and the house with 14,000m² of land is nestled in a beautiful Nature Reserve.

The dwelling of 222m² has a unique layout due to one half of the property being a self-contained, one or two bedroom annex with en-suite bathroom, kitchen/diner and covered terrace overlooking the stunning valley. The other half of the house is the main residence with a living/dining room, fully fitted kitchen, one bedroom and an en-suite bathroom.  The house is s a traditional farm house that has been renovated and extended over the years, with the final works being completed in 2005.  It is a wonderful, complete house with all the legal paperwork up to date and in order.

As the annex has an internal, connecting door to the rest of the property, there are a number of living options. For example, the house can be one, large, three bedroom property, or two independent properties. The annex is presently used by friends and family on holiday, offering lots of space and independence to both parties. It will also make for a lovely, rental apartment, if the future owner so wishes to pursue this avenue.

The land is an area of 14,000m² with the rear of the house being an enchanting 10,000m² cork oak forest. The 4,000m² of land at the front of the house contains 20 orange trees, a grand lemon tree, young, newly planted fruit trees and an irrigation system installed for growing salad and vegetables. All of the pieces of land are terraced and offer wonderful shade and tranquillity. A stream runs across the bottom border of the property where one can sit for hours listening to the heart-warming singing of a great number of species of bird that reside in the immediate location.

This is a pet-lover’s dreamland as there is no passing traffic. Open the door and your pets are in total freedom with the house being the only one on its side of the stream, and the last property along the 1km, cobbled track. The location is quite simply custom-made for dog walking, hiking and mountain biking.

Steps lead to the cork oak forest, with large terraces that have been used for growing vegetables. From here, enjoy the magnificent views across the whole of the valley.

At the gravelled entrance to the property is a 7m x 4m steel carport, currently housing a car, motorcycle, three bicycles, gym equipment and storage for tools. A useful, wooden tool shed can be found at the lower part of the land.

A characterful, granite floor runs across the whole of the outside terrace giving a timeless look and feel to the property. This continues down to a massive, open patio with a large wooden pergola, stone dining table and ample seating and socialising areas.

Flowers and plants can be found around all areas of the outside of the property, including rose bushes, camelias, birds of paradise, jasmine, honey suckle, and an abundance of wild flowers that appear in all their glory every spring.

Outside the main door is a cosy covered area, large enough for two sofas and an 8 seater dining table allowing for outdoor relaxing during most days of the year.

The main entrance door leads immediately into the cosy, warmly decorated living/dining room with a gigantic, cast iron, wood-burning stove. The high quality laminate flooring gives warmth under foot, and adds to the homely ambience. Along to the left, through an archway sits the fully-fitted kitchen. This then connects to the main bedroom with its feature, wood-burning fireplace, complemented by the same laminate flooring as in the living room. The bedroom leads on to a large, en-suite bathroom that contains a walk-in wardrobe and storage area. Additional storage has been cleverly created above the bathroom.

Back to the living room, the centre piece of the house, and to the right, through another archway is the ample utility room which was the original kitchen at the property. Plumbing for this purpose still remains, so this could be reinstated as a kitchen in the future. This room currently houses a washing machine, fridge and storage shelving, with plenty of space for additional utilities such as a freezer and tumble dryer. To the right of the utility room is the connecting, lockable door to the independent annex.

A short, tiled stairway leads to the annex hallway which itself leads to the kitchen/diner. Next door is the enormous bedroom with patio doors that open out onto the covered granite terrace. This is yet another area made for outdoor dining and socialising, whilst taking in the breathtaking views across the valley.

Heating is well taken care of by the wood-burning stove, which keeps the living room and kitchen toasty warm, and an efficient pellet boiler, housed in a brick outbuilding, which serves the central heating system (radiators in every room of the house), and hot water for showers and sinks.
The hot water system is backed up by two large solar panels, so for the many Algarve sunny days throughout the year, hot water is free.

Water to the property is provided by a borehole, and is purified for drinking by a simple, effective filter system. A well and electric pump serve the lower, irrigated terraces. Electricity is municipal.

The property has double glazed windows and doors throughout, and, together with the thick stone walls, give excellent thermal insulation during chilly periods.

This is an outstanding property in a much sought-after location. The views over the valley are simply stunning, whilst beautiful nature abounds.
